Milestone Inspection Updates
Condos three stories or taller are generally subject to milestone structural inspections at 30 years of age (earlier for certain coastal buildings where the local government requires it โ confirm the exact trigger with your local building official), then every 10 years. If an inspection identifies unsafe conditions, local building officials may take enforcement action, which can include occupancy restrictions.
Structural Integrity Reserve Study
Condominium and cooperative associations for buildings three stories or taller must conduct a Structural Integrity Reserve Study and fund reserves for the covered structural components, which can no longer be waived or reduced.
HOA Transparency & Document Access
HB 1203 addresses homeowners access to association records, meeting attendance, and the process for disputing fines โ how it applies depends on your association. Associations with 100+ parcels must post governing documents online.
